    Not a lot

    Told we were upgraded, would have liked to seen upgraded from what! Not much of upgrade. Small room, with thin walls. Family next door, very loud. Had to get up at 6.15am for graduation. Ended up feeling tired out. We decided on this hotel as a treat, should have stayed in the holiday inn.

    All hotelfacilities are present. Good location close by the Channeltunnel and/or ferries and very near Cnterbury. Parking lot

    Squueky floor are charming but can be very disturbing at night. Poor noise insulation in the rooms.

    Exceptional

    The hotel was a beautiful manor house style property with very nicely designed interiors and a well-maintained property overall. The staff were extremely helpful and friendly. The walk to the city centre was only about 15 mins. It is well located for Canterbury East train station but a little too far to walk to Canterbury West Station (~ 45 mins). Since the hotel is located outside the city centre, there are no restaurants or pubs nearby, but the restaurant in the hotel is lovely.

    I only used it as an overnight base while attending a cricket match on Friday night, but the location was ideal, the room was very well appointed, and the building and grounds were beautiful.Also, when I had returned, the staff rang me to tell me that an item had been left in the room, which they will be posting on to me.I Intend to look at details of the spa breaks for a future occasion.

    My parents had a long wait for coffee in the bar, because it had been left for them to collect, and they had expected that it would be brought over to them. They felt that they should have been told that the coffee was there for them to collect.

    Very good

    Very efficient and bright receptionist. We had selected the hotel on the basis of wheelchair access. I phoned in morning prior to check-in to confirm that our room requests on booking form for three nonagenerians had been actionned, they had not, but she took down the requirements and re-arranged other guests' rooms to accomodate our needs. During our stay the one lift ceased working creating a real problem for our elderly relatives. I requested room service breakfasts for them and an extended check out, and she was smart to not charge for these, thereby allaying our dissatisfaction. The staff were all very friendly and helpful. Decor good standard and neat bathrooms.

    The sound proofing in the rooms was very poor, every creak in the floor boards above could be heard, as could water/waste pipes. A second lift would be a good idea as a contingency against prolonged breakdown. Otherwise elderly and disabled people should only be placed on the ground floor. Rooms were stuffy even with windows open, only way to cool down was air con which was effective but as always noisy at night. Note - we had two double and one single room.

    Location, hotel setting and reception staff very helpful.

    I was very disappointed indeed with the extortionately overpriced food menu, particularly for the breakfast options. The breakfast buffet was disappointing with very few truly fresh options (the pastries in particular were 'miniature' and certainly not fresh), and for the price of a 'Continental Breakfast' the buffet was very poor indeed overall. I also had a severe allergic reaction to the orange 'juice' which again was certainly not fresh and was made from some type of concentrate to which I personally am highly allergic - this was not made clear on the menus or by staff and I assumed that a hotel of this calibre (and a breakfast this expensive) would have at least had proper fresh juices available - it is appalling that there were not fresh juices or other items, and having had an asthma attack triggered by this substitute 'juice' after only a small sip I had to leave the room (which is also windowless) to recover. Not at all the experience I had expected and I urge your hotel group to look into this over-priced non-fresh service/menu in the restaurant area at this hotel.

    The staff were very helpful, the food at the bar was excellent and the room was very comfortable. The only minor blemish on an otherwise perfect stay was the room being a little too hot. Having said that, we were able to adjust it with the aircon and window.

    Absolutely nothing! Unable to get sandwiches on arrival at lunchtime - told wait would be 1 hour or more! Cold room. Lukewarm water for shower. Dreadful service for lunch with our family in bar on the Sunday...and there was no one else there - and now we know why. Very poor value. Feel we were conned. They charged for room £125 plus breakfast plus dinner, when we had requested d/b/b/
